Multifamily Landlords Are Better Than Single Family Landlords

I have a biased opinion when it comes to whether a multifamily housing landlord is better than a single family landlord.  If you can use the analogy of college classes, multifamily housing landlord is like the person who took math and science classes.  Miss an hour of class, and you may as well drop the entire course.

A single family housing landlord is like the person who took history and music classes (no offense history and music majors…).  Miss half the semester, drink a bunch of coffee and you can get caught up.  I also have an undergraduate degree in computer science and math…

Personal belongings left at the end of the tenancy

DSC02502When your tenants leave, there are normally a few personal belongings left.  Sometimes it is a couch, a mattress, or it could be as little as a pair of pants hanging in the back of a closet.  MN law says you must store these items for 28 days.  Most often, the tenant never comes back.  If you are like me, I take pictures of what I have to throw away.  Sometimes I ask if they are coming back for any additional items and they always say no.  Of course good tenants do not leave junk behind.  Continue reading “Personal belongings left at the end of the tenancy”

Why do tenants that look at my property seem under qualified?

The fact is, about 30% of tenants are problematic.  They move a lot more than average.  They are evicted, they are requested to move, and their lease is not renewed.  If 30% are problematic, and they move twice as often as a solid renter, that is 60% of the renters that you see seem like they do not qualify to live in your rental.
